I bought this water monitor because I believe it prudent to separate the sensing unit from the main valve control unit. Kohler, Phyn, Moen, all offer expensive integrated sensor and main valve shutoff units which have to (generally) be professionally plumbed in to your main water supply. If such units fail, or it’s sensor goes wrong, or incorrectly thinks that there is a leak, that could either leave you without water, or have to expensively remove the unit asap, or need expensively replacement of the whole unit even if only the valve closing or the monitor is at fault. The integrated units also leave you at the mercy of a single proprietary manufacturer deciding to shutdown support for the unit at a later date. Plumbing has a longer lifecycle than internet services.
So this sensor only unit, which is made by Phyn, and just branded by Kohler, addresses only the sensing of flow monitoring and leaks and is a virtually noninvasive connection to your water system. If it fails, or (when) they stop supporting it, nothing else in your water system is affected. The sensors measures pressure waves in the system and should be very robust, better than the turbine system used by Moen.
To remotely control the actual main water valve if there is a leak reported – and you control the link as to whether it is a real leak or false alarm, and the actual shutting off of the water – I use one of the motorized quarter turn valve handle, smart shutoff valves on my main water shutoff, of which many are offered and can be Wi-Fi / remote web controlled. I use the one from Custos but there are several options. The key thing is that these motorized valve controls do not involve any plumbing nor cutting into your plumbing system, and can be easily removed or overridden if they are faulty or stop being supported.
I connected the sensors to a couple of dedicated hot/cold branch lines in my basement, rather than under a sink, and that works fine. Obviously, this was a bit more involved than just screwing them into the hose lines under a sink somewhere, but I did want to note that this arrangement does work. Either the standard under sink approach or a dedicated line seems to be fine.
Note, as with all IoT devices, this unit must connect to a 2.4 GHz wi-Fi. The average, modern router or mesh system will not reveal explicitly reveal the 2.4 GHz Wi-Fi but hide it behind the 5 GHz Wi-Fi. This is a perennial problem for IoT and it’s the same for this device. The easiest solution is to just buy a very cheap Wi-Fi 2.4G router dedicated to IoT connect WAN side of that to your regular router and link the water monitoring unit to this IoT router.
This unit uploads quite a lot of data everyday from 200 to 500 MB so be warned. The good thing is, there are no ongoing monthly charges, the app is free.
So far I think it has done a good job of trying to figure out the pattern of pressure waves and match them to both flow and devices. The interface app is reasonably intuitive and the plumbing test does seem pretty accurate so far I would say this is a very effective device.
The app does say it will print off a letter for your insurance company to get a discount for water monitoring.

The purchase price should have no bearing on whether a device functions or not. The inability and unwillingness to assign a used device to a new account is not standard for Nest, Honeywell, EcoBee, nor their most direct competitors in Moen and Flume. Please note, that their website, product documentation, and apps make zero mention of this limitation.
Additional communication with their customer support manager was condescending, and ultimately necessitated the return of the device. As someone who has worked in retail, customer service, and the building industry, I have never had a poorer experience with a manufacturer. I will personally be avoiding this company moving forward, and would advise caution to anyone else considering them for their home integration needs as well.
I had to reach out to customer service four times in the first two days. Only three were calls related to the installation, the fourth was to thank them for their excellent service, quick answering and gracious help finding and helping me with work-arounds during the installation of the app. They had access to my records and were able to facilitate some of the steps over the phone to smooth things out, and in the end I was very grateful for their assistance.
The app itself is not the easiest to navigate as others have noticed but once it was working it was fascinating. I ran around running faucets and flushing toilets to note the devices reports and begin the process of training it to recognize the "signature" of each device. Again, it takes a bit of perseverence but with my OCD obsession to detail I began to explore all parts of the app and figure it out.
Again, my real reason for installing this was to monitor for subsequent pinhole leaks via the "plumbing test" and it worked well, monitoring the pressure and looking for leak signatures during the few minutes of monitoring with the main water line shut off.
So.....so far so good. I am glad I bought the device and look forward to its performance. One final note, I was impressed with it's accuracy in terms of water usage also, it seemed to figure out flow rates fairly precisely which will be useful, especially during irrigation season!
Be sure to take advance of the customer service option--it was extremely helpful.

The installation is easy for instance if your dishwasher is close to your kitchen faucets which is the suggested installation location. So you can hookup power from there and voila. The Phyn app guides you through the installation process which is highly intuitive for the kind of « hands-on » person.
So far, the problem I had: 1. it didn't detect most of the water use event. I know that it needs some time to learn and being trained, but it didn't ever detect the event how can I train it? 2.the light on the unit only on for a short time after the power on and off completely so I don't know if it was still working. 3. there is no useful user's manual and you could not get much help for trouble shooting.
I will keep watching and teasing it and if it get improved I will come back to update my review, if it still performs like this I have to return it in 30 days.I hope this is not a defective product. If everything works good as they promised I would give it 4.5 stars.
UPDATE:After replaced by one new PRV it can detect all the water events but still not very accurate. It seems that it is not so smart than it shoud be. I believe it could do it much more better theoretically. The software has more room to be improved. The good thing is that it did detected one leakage due to the unproperly closed faucet which is the reason that I didn't return it. I change it to 3 stars. If the software being improved it will be given 4 or 5 stars.
